Homes & Properties provides a comprehensive wrap around service for tenants, as detailed below:-

What is the ‘right’ student flat?
Flats come in all shapes and sizes but we handle the rental management of many so we can always find a flat which is right for you. If you are looking for a flat and do not know anyone to move in with, we can help with placing you into a flat and introducing you to your prospective flatmates.

Understanding the process
We can take you through the process, so you understand what is required. It is all very simple.

Your individual lease agreement
In a student flat, each tenant has their own individual tenancy agreement. This avoids the confusion of a ‘group situation’ when a problem may arise when one tenant has a problem with paying the rent. An individual tenancy is for your own protection. We have a lot of experience in student accommodation and we find this works best.

Assigning your Tenancy Agreement
You can assign your tenancy to another student if your circumstances change, but there are instructions available to guide you through that process. Please contact your rental property manager, who can help you through the process.

Your Referees
It is our policy to always contact your referees. If you are first time tenants, we will require a character reference from a professional referee, such as one of your school teachers or a family friend or associate.

The bond and your rental payments
You will be required to pay a bond of four weeks rent, one week’s rent in advance and a letting fee of $100 plus GST, then set up an automatic payment for your rent on the agreed frequency nominated in your tenancy agreement.

Regular inspections
Inspections are conducted at pre entry, and then at three monthly intervals. These will be carried out in accordance with your tenancy agreement, and any general maintenance issues will also be addressed. Urgent maintenance should be telephoned to us as soon as possible.

Specific issues
If issues relating to nuisance, non compliance or bad behaviour arise, these will be followed up with you. We are a professional property company which values our landlords and our tenants, and we want to maintain good relationships at all times.
