Having their own space can be a milestone event for many tenants. Even if it is only one room, and access to common areas for students, the freedom and lack of supervision can be a welcome game changer for them compared with living at home. Most students handle their first rental very responsibly and we only have to explain the process, and their legal obligations to ensure a trouble free tenancy. New renters also are often young couples or friends who may be starting out on their lives as fully functioning adults, with financial and legal responsibilities. For them their rental accommodation is their first home, with all the excitement that generates. We are happy to let them develop their own lifestyles, in their own space, and we are there to lend a helping hand, or a quiet word of counsel if problems arise or there are issues. Mostly, these are good tenancies also, but inevitably, from time to time, we are called on to deal with a problem, usually financial, or sometimes issues with neighbours. Our experience and knowledge of law comes into play then, and we are generally able to meditate and resolve the issue or problem. We do feel a duty of care and some pastoral responsibility for these young people, and many becomes our good friends as they may rent from us at more than one property. We do care about our tenants. We want them to be happy, and sometimes this involves talking with their landlord about issues or repairs. We want to have happy tenants and happy landlords. We go out of our way to make sure we deliver the best service, and prompt responses. Landlords like us because we are quick off the mark for them, we deliver good quality tenants, and we have efficient marketing and financial systems. Both landlords (and tenants) recognise our professionalism and reliability in terms of fixing problems, ensuring prompt maintenance, and being available 24/7 when we are needed. Our track record shows that we are also good at mediating, and delivering a positive outcome from what could be viewed as a difficult situation. That is where the “professional” part of our job comes into play in property management. It’s that professional approach which landlords like, and they reward us by having confidence in us to act on their behalf responsibly and professionally. It can be a ‘win win’ all round if issues are handled the right way.
